The listing is real, or it is not here

I hold every home on this page. The photos are mine, taken on the day I visited. When a home is rented, I mark it rented — I do not leave it up to collect enquiries.

You see the whole monthly cost

Rent, deposit terms, and the electricity rate in THB per unit — before you view anything. Electricity is billed at the Provincial Electricity Authority rate. I send you the meter photo and the bill every month.

Tenants pay me nothing

The owner pays my fee when the lease is signed. There is no tenant fee, no viewing fee and no contract fee. Ask me who is paying me on any home and I will tell you.

I am Yuri. I live in Phuket and I handle long-term rentals only — no holiday lets, no sales. I keep 10 to 15 homes at a time, in Rawai, Nai Harn, Chalong, Kathu and Thalang, between 20,000 and 90,000 THB a month.

Rawai & Nai Harn

Pool villas 50,000–80,000, houses without a pool from 22,000. The biggest long-stay community on the island. 25–35 minutes to the international schools.

Chalong

The best value for a private pool villa: 3-bed pool villas from 55,000 to 90,000. Central, 15 minutes to Kajonkiet.

Kathu

Closest to Patong and Central Festival. 3-bed pool villa around 70,000, houses from 35,000.

Thalang & Si Sunthon

Family houses 22,000–55,000, the value pocket near UWC Thailand.

Honest note: if you want a pool villa in Bang Tao or Layan, my price band will not reach it — those start around 125,000 a month. I will tell you that on day one rather than on day three.

Questions people ask me first

Who pays your fee?

The owner does, when the lease is signed. You pay nothing to me at any point.

What deposit will I pay?

It is written on each home's page. Under Thai rules that came into force on 4 September 2025, deposits and advance rent are capped and your deposit must come back within 7 to 14 days of the lease ending. I will show you the exact figure before you view.

Is electricity included?

No. It is billed at the Provincial Electricity Authority rate — the government rate, with no owner markup. Expect roughly 1,500–4,500 THB a month for a couple, and 6,000–12,000 for a family villa running air conditioning.

Can I sign for 6 months instead of 12?

Yes on some homes, no on others. Tell me your dates first and I will only send you homes that will take them.

Can I bring my dog or cat?

Some owners genuinely welcome pets and some only tolerate them. I ask the owner directly and mark it on the listing. I will not put you in a home where the answer is “maybe”.

Can I rent before I arrive in Phuket?

Yes. I will do a full video walk-through with you on WhatsApp — the whole house, the road outside and the neighbours' side. I will not ask you to send money before you have seen it.

What documents do I need?

Passport and a visa or entry stamp. That is it for most owners.

Which homes are near BISP, UWC or HeadStart?

Tell me the school and I will send you the drive time for each home, measured at 7:30 in the morning, not at midnight.
