Privacy notice

Short version: this website has no database and never receives what you type. The only thing running here is Google’s advertising measurement, described below, and in Europe it stays switched off unless you turn it on.

What I receive, and only if you send it

• Your name and WhatsApp number, and your email if you chose to add one.
• What you told me you are looking for: area, monthly budget, move-in date, and which homes you were shown.

That message arrives in my WhatsApp, or in my email inbox if you write to me there. That is the whole collection.

Why I use it

To send you homes that match what you asked for, to arrange viewings, and to answer your questions. Nothing else. I do not sell, rent or pass your details to anyone — not to landlords, not to other agents, not to advertising networks. If a landlord needs your details to prepare a lease, I ask you first.

How long I keep it

Until you tell me to delete it, or until the conversation is clearly over and a year has passed. Ask me and I delete it the same day — write to sotch.realestate@gmail.com or send one message on WhatsApp.

Your rights under Thai law

Under Thailand’s Personal Data Protection Act you may ask me to show you what I hold about you, correct it, delete it, stop using it, or hand it to you in a readable file. You can also withdraw your consent at any time — that does not affect anything I did before you withdrew it. Any of these takes one message.

Cookies and measurement

I advertise this site on Google. To know which advert brought someone here, the site loads Google Ads measurement (gtag.js). When it is active it sets cookies in your browser and tells Google that a visit, and later a click on one of my WhatsApp buttons, happened. It is not told your name, your number or anything you typed — those never reach the website.

There is no Google Analytics, no Facebook or other social-network pixel, and no advertising network beyond Google.

If you are in Europe, the UK or Switzerland it starts switched off. The site tells Google to store nothing and to use nothing for advertising until you say otherwise, using Google’s own consent mechanism. Outside those countries measurement runs from the first page view — that is the ordinary rule for advertising there.

You can also block it yourself: any browser setting or extension that blocks third-party cookies or googletagmanager.com stops it completely, and the site keeps working exactly the same.

Where the site is hosted, and who else sees a request

The pages and photos are served by Cloudflare, which has servers around the world including in Thailand. Serving a page means Cloudflare briefly handles your IP address, as any website host must. Google receives a request too, for the measurement described above. Both are outside Thailand. Neither receives anything you typed, because nothing you type is sent to the site.

Children

This site is for adults renting a home. I do not knowingly collect anything from children.
